I live on Sykes Creek in Merritt Island. I have a 2 year old standing seam Gavalume roof. No issues thus far. As far as rain goes I'd say it's no louder than singles. I like it so far.

We are replacing our tile roof with shingles right now. The main reasons we chose shingles over metal (we like metal better) are that the roof has a steep pitch and is pretty cut up. With shingles I will be able to get all over the roof to maintain any future issues. With metal, it would pretty close to impossible to walk it. I think you mentioned that your roof is steep, just something to consider (we would have done metal with a low pitch though).

I have to start taking quotes on a new roof. My fear is that after the storms that the prices for a new roof are now sky high. What’s the ballpark cost for a 2000sqft hip roof? I plan on going metal

Roofers are quoting stupid money right now. If you can wait you might save a few grand might.... If you don't plan to move metal might be a good call. Concrete tile is sweet if it's in your budget.

Galvalume is the way to go if you have the $

We even use it for other stuff that's exposed to saltwater spray, like intake ducts

What's up with a lot of metal roofs that look like barn roofs? I feel like I'm in N.C. farm land looking at some of those roofs...??
To me they look like shit!!!

After reading the material in the links I suspect that there is some price fixing going on in our area. I got a quote from a large company out of Orlando that was 25% less than the average of all of the Brevard based companies that have given me quotes.

These guys did my roof after the 2004 cane season.  They came over from Orlando to beachside to work.  Not sure if they still travel  to different counties but maybe worth a try to get a better $.  They did a fine job and even shingled my doghouse and chicken coup for free with the extra shingles.  It helps to supply pizza/water/soda during the job for that extra effort.

After Irma I've seen a lot of what appear to be newer (5-6 years) architectural shingle roofs that didn't fare well in the storm. Its my understanding that most of the newer architectural shingles have a pretty good warranty. I have to wonder if it boils down to the quality of install. I'm glad I went metal.

I'm going on my third do it yourself re-roof in the last 4 years.

Did my house about 4 years ago, my mom's was about 5 months ago and we're doing my dad's right now.

Each roof was about 20 - 25 squares and we chose the "agg" style panels.

Each roof cost under $5,000 for the metal and screws and about $1,200 for the underlayment.

My dad's neighbor, nearly identical house, just paid a roofing company $26,000 for an "agg" panel metal roof.

I never got a quote from a roofer, but I suspect some increased pricing due to the shear volume of houses that need to be done around here.

We go to Metal Roof Factory off of Gus Hipp Blvd. in Rockledge for materials.
